Project Details

Spinnaker Cove Facade Replacement

The Spinnaker Cove restoration project was a very large endeavor which the Construction Division at Inside-Out is very proud to have completed.
Through value engineering, Inside-Out Construction was able to redesign the exterior with high quality, lower cost alternatives which included Crane Insulated Siding, Variform synthetic Shakes, LP Encapsulated Smart Trim, and Boral Versetta Stone (Synthetic Stone Veneer). This solution fit their budget, beautified the community, and most importantly, provided the long term solution which required little to no maintenance from the community moving forward.

This multi-million dollar, started in September of 2012 and was completed in June of 2013. The 1,200 squares of Crane Double 7 Insulated Vinyl Siding & Variform Insulated Shake technology used for this project are synthetic engineered building products, built to have the appearance of painted wood or cedar shake siding and to last for up to 50 years with no maintenance. These products increased the value of the individual units by not only reducing their heating and cooling bills but also making the walls more impact resistant. Crane Double 7 Insulated Vinyl Siding is 240% more impact resistant than any other vinyl siding on the market. Also, the insulation creates a sound prevention barrier which reduces outside noise by 45%.

In addition, it prevented the community from having to ever worry about insects and rodents, deteriorating the exterior of their community. The foam that the siding is built with has a bug repellent that resists insects, bees, carpenter ants, termites, rodents, etc. from creating any kind of nests behind the siding.

The Boral Versetta Stone (Synthetic Stone Veneer) technology had never been used in the area prior to this project. The Versetta Stone product gives the appearance of stone but does not require the use of mortar when installed. This is a major benefit to the community because over time mortar absorbs moisture, causing it to fail and require tuck-pointing. The use of the Boral Versetta Stone (Synthetic Stone Veneer)prevents tuck-pointing from ever needing to be done.

The 49,385 linear feet of LP Encapsulated 5/4 Smart Trim technology used for this project prevents the community from having to replace any trim board for the next 25-50 years. This engineered wood is a product that has been treated with a chemical known as zinc borate, which protects the wood from deteriorating or breaking down due to weathering the elements.
